PROJECT DESCRIPTION
The project consists of 5 mid-rise office buildings, 10 to 12 storeys each, with 1 common basement connecting all buildings. The project is located on a 177-hectare master planned business park that is situated beside the Clark International Airport. The project is a Platinum Rated LEED Certified building and has a total construction floor area of 145,000 square meters.

CLIENT REQUIREMENTS
Quantity Solutions Inc was hired as the Quantity Surveyors & Project Manager from concept to delivery. QSi conceptualized the project, hired the consultants and led the design team to deliver a functional and feasible design for the client. QSi formed the design team consisting of Aidea Architects, Sy2 Engineers and Meinhardt for MEP&F Engineering.

OUR CONTRIBUTION
Led by its founder, Engr. Rynor Jamandre, the QSi team built a solid project team of designers, engineers, analysts and quantity surveyors to develop the 30,000 square meter lot into an iconic development of sustainable buildings. The project was a build to suit for Fortune 500 tenants.

QSi used its deep cost database of construction cost from more than 200 projects to prepare the project feasibility. This allowed the client and the whole project team to save substantial time in completing the design, contract packages and procurement strategies. The whole pre-construction planning only required 5 months and allowed the client to develop a LEED Platinum rated buildings at the price of conventional buildings. The project required both full fit-out of certain floors and warm shell spaces.

QSi also managed the procurement of the project that allowed the client to hire the best contractors at fair market prices. EEI Corporation, one of the country’s biggest and successful contractors, bagged the general contractor’s package.

Procurement of owner-supplied materials and equipment were also managed by QSi to allow the client to save on cost and maximize the tax incentives extended to the project by the Philippine Economic Zone laws.

By August 2016, the first two buildings are 1 month ahead of schedule. QSi Engineers are assigned full time to manage this project. The project aims to set the bar higher for Philippine corporate projects.

Astoria Hotels

PROJECT DESCRIPTION
Astoria Hotels has established itself as one of the most sought after accommodation providers in the country as shown by the multiple awards they have received for their hotels. Astoria Current is the second hotel of the company in Boracay Island and boasts of 238 luxurious rooms, see-through swimming pool and the trademark warm reception that is truly Astoria.

CLIENT REQUIREMENTS
Quantity Solutions Inc was hired as the quantity surveyor and project manager to provide cost management from preconstruction stage all the way to completion of the project. The biggest challenge for the project is logistics for a small island like Boracay where the port is limited to passengers and small cargo.

OUR CONTRIBUTION
QSi established the conceptual, schematic and construction cost of the project and led the design team in determining the cost driver items that were driving the total project cost higher. Project learnings from previous projects were also incorporated in the new design approach to improve the total value of the project.

Our close coordination with the design team allowed for changes to have minimal impact on the project by constructing mock-up units that empowered our architects and interior designers to improve the aesthetics without constraining cost.

Sunpower Philippines

PROJECT DESCRIPTION
Sunpower has been leading the solar revolution by developing world record-breaking technology, enhancing customers, businesses, governments and utilities worldwide to harness the benefits of clean, abundant power from the sun. The company has not shown any sign of slowing down, the reason why a new plant was constructed at Binan, Laguna to further expand their cell efficiency leadership, to lower its manufacturing cost and increase their capacity to meet the robust demand of the market.

The Project is the expansion of the Fab4 Building which includes the construction of the wing support buildings and the surrounding ancillary buildings. The estimated construction floor area of the project is 47, 579 sqm.

CLIENT REQUIREMENTS
Quantity Solutions, Inc. is tasked to provide cost estimates for the five (5) major contract packages of the project based on the For Tender Drawings, as well as create a Condition Survey Report and evaluate the cost of the remaining works left by the General Contractor.

OUR CONTRIBUTION
On November of 2014, Quantity Solutions Inc. (QSI) furnished Sunpower Philippines a construction estimate which served as the construction budget of the five (5) major contract packages of the project. The cost estimate aided the Project Management Team (M+W) on their Tendering and Procurement Process. It served as their tool and benchmark on Tender Evaluation and Award.

In June 2017, QSI generated a report that will show the actual site condition after the General Contractor left the project. QSI produced demarcation drawings reflecting what was done and what are the balance of works. We took photos of all areas and rooms of the project.

QSI likewise provided the Owner the cost of the balance of works of the General Contractor. We prepared the Bill of Quantities based on the Condition Survey Report we generated.

Energy Development Corp.

PROJECT DESCRIPTION
Energy Development Corporation required a new corporate office and occupied 7 floors of the 54 storey One Corporate Center in Ortigas Center. The project required the full fit-out of the bare office space of 10,000 square meters including a data center.

CLIENT REQUIREMENTS
Quantity Solutions Inc was hired as the QS & project manager to provide management directions to complete the project within the 3.5 months schedule. The project site was turned over as a bare concrete shell with glass windows. Construction team must deliver the furniture, architectural construction and MEP&F components within the construction period.

OUR CONTRIBUTION
Since the 54 storey building is already operational, construction activities must not affect the operation of the other tenants in the building. Working round the clock with precise planning, QSi deployed its 4 man team headed by Arch Leo Retardo and led the contracting party, Don Pin Corp, in delivering the project within schedule, budget and quality.

ZERO CARBON COMMUNITIES

This is an in-house development of Quantity Solutions in its “Create not Wait” strategy.

The project is a medium density mixed use community situated outside the Central Business District. The main objective of this project is to provide alternative growth areas outside the main business district of the National Capital Region thus decongesting the metropolis.

Located within a kilometer from PEZA certified business parks, the Zero Carbon Communities lessens the effort of commute for employees, students and businessmen. The project will have recreational facilities, schools and commercial centers that will serve the community

Roofs will be fitted with solar panels and energy will be used by the offices and commercial establishment during the day. This will displace the fuel based energy requirement of the community and work towards carbon neutrality.

The project is a 32 hectare development with an opportunity to expand up to 168 hectares that will stand to benefit at least 3000 families.
