The project consists of 5 mid-rise office buildings, 10 to 12 storeys each, with 1 common basement connecting all buildings. The project is located on a 177-hectare master planned business park that is situated beside the Clark International Airport. The project is a Platinum Rated LEED Certified building and has a total construction floor area of 145,000 square meters.
CLIENT REQUIREMENTS
Quantity Solutions Inc was hired as the QS & project manager from concept to delivery. QSi conceptualized the project, hired the consultants and led the design team to deliver a functional and feasible design for the client. QSI formed the design team consisting of Aidea Architects, Sy2 Engineers and Meinhardt for MEP&F Engineering.
OUR CONTRIBUTION
Led by its founder, Engr. Rynor Jamandre, the QSI team built a solid project team of designers, engineers, analysts and quantity surveyors to develop the 30,000 square meter lot into an iconic development of sustainable buildings. The project was a build to suit for Fortune 500 tenants.
QSI used its deep cost database of construction cost from more than 200 projects to prepare the project feasibility. This allowed the client and the whole project team to save substantial time in completing the design, contract packages and procurement strategies. The whole pre-construction planning only required 5 months and allowed the client to develop a LEED Platinum rated buildings at the price of conventional buildings. The project required both full fit-out of certain floors and warm shell spaces.
QSI also managed the procurement of the project that allowed the client to hire the best contractors at fair market prices. EEI Corporation, one of the country’s biggest and successful contractors, bagged the general contractor’s package.
Procurement of owner-supplied materials and equipment were also managed by QSi to allow the client to save on cost and maximize the tax incentives extended to the project by the Philippine Economic Zone laws.
By August 2016, the first two buildings are 1 month ahead of schedule. QSi Engineers are assigned full time to manage this project. The project aims to set the bar higher for Philippine corporate projects.
